Selling a warehouse is about more than the asking price: who the buyer is, how the deal is structured and which conditions you accept decide what you really get. We find the buyer, test them, and negotiate price and terms on your side, from intake to notary.
Intake & price advice
We look at the building with you and set a realistic price, based on comparable sales and, for a let building, the rent and the tenant.
Strategy & marketing
Owner-occupier or investor, public campaign or quiet sale: we choose the route that gets the best result, then present the building properly.
Viewings
We host the viewings and handle the buyers’ questions and information requests.
Buyer check
Financing, conditions and timing, tested before you accept an offer.
Negotiation
Price, conditions and transfer date, negotiated on your side.
Contract, notary & handover
We coordinate the purchase agreement, the transfer at the notary and the handover.
Selling a warehouse in the Netherlands
What does it cost to sell my warehouse with you?
No sale, no fee: you only pay when your building is sold. We agree the fee with you in writing before we start, so you know the cost up front.
What is my warehouse worth?
The price follows from the location, the size and condition of the building, the land and, for a let building, the rent, the lease term and the tenant. At intake we give you a realistic price based on comparable sales and the rental value. For a formal valuation for a bank or the tax authorities, we introduce a registered valuer.
Who buys warehouses in the Netherlands?
Two kinds of buyers. Owner-occupiers buy vacant buildings to run their own operation from. Investors buy let buildings and price them on the rent, the remaining lease term and the strength of the tenant. Which buyer pays more depends on your building, so we test both.
Can I sell my warehouse and lease it back?
Yes. In a sale and leaseback you sell the building to an investor and sign a lease to stay in it. It frees up capital for your business while you keep operating from the same site. The price depends mainly on the rent, the lease term and your company’s financial strength.
How long does it take to sell a warehouse?
Marketing and negotiation usually take a few months, depending on the building and the pool of buyers. From agreed terms to transfer at the notary commonly takes another two to four months, depending on due diligence, financing and any conditions.
Which costs does the seller pay?
Our fee, and usually the documents a buyer will ask for, such as an energy label or a soil survey, plus redeeming any mortgage. Transfer tax, 10.4% on an existing commercial building, is normally paid by the buyer; see what buyers budget on top of the price. Your notary and tax adviser confirm the details for your sale.
Do you also act for buyers?
Yes, we also help companies buy warehouses, but never on both sides of the same deal. When we sell your building, we act for you only.
Should I sell or rent out my warehouse?
Sell if you want to free up capital or step out of property; rent out if you want income and to keep the asset. The right answer depends on the price you could get now against the rent and the risk of vacancy, so we model both before you decide. See how we rent out warehouses.
