Frequently asked

Renting out a warehouse in the Netherlands

What does it cost to rent out my warehouse with you?

No tenant, no fee: you only pay when a tenant signs the lease. We agree the fee with you in writing before we start marketing, so you know the cost up front.

How long does it take to find a tenant for a warehouse?

It depends on the location, the size, the condition of the building and the asking rent. A well-priced, well-located unit can let within weeks; larger or specialised buildings usually take a few months. A realistic asking rent from day one is the biggest single factor.

What rent can I ask for my warehouse?

Rents differ strongly by region and size, and clear height, docks, yard, office space and energy performance all count; smaller units carry a higher rent per m². At intake we give you a rental value based on current deals. For a first indication, see our warehouse rent prices by region.

Can I rent out part of my warehouse, or sublet it as a tenant?

Yes. We let whole buildings and parts of buildings from 500 m². If you are a tenant with surplus space, subletting usually needs your landlord’s consent under your lease, so we check that first and structure the deal around it.

What kind of lease do you use?

Usually the ROZ model lease, the Dutch standard for commercial property, adapted to your building. We negotiate the points that protect its value: term, break options, indexation, service charges, reinstatement and security such as a bank guarantee.

How do you check a tenant?

Before you sign, we check the company’s registration, financial position and track record, and agree security that matches the risk, usually a bank guarantee or a deposit. If a candidate is weak, we tell you, and what to ask for.

Do you also represent tenants?

Yes, we also help companies find warehouse space, but never on both sides of the same deal. When we market your building, we act for you only.

Do you manage the building after it is let?

No. We focus on letting and selling, and we do not do property management. If you need it, we can introduce a property manager.
