How Much Does It Cost to Rent a Warehouse in the Netherlands?
- A 1,000 m² warehouse costs roughly €6,250 to €10,000 a month in rent and service charges, excluding VAT, depending on the region.
- Budget for service charges of about €5–15/m²/year on top of rent, plus energy and insurance.
- Expect a bank guarantee of about three months’ rent, service charges and VAT. At 1,000 m² that can be more than €22,000.
- Rent usually rises each year with the CPI, which stood at 3.4% in September 2026.

How much does it cost to rent a warehouse in the Netherlands? For a 1,000 m² unit, budget about €6,250 a month in the cheaper regions and about €10,000 near Schiphol, excluding VAT. That covers rent and service charges only. This guide adds the other costs, with examples you can adjust. For rent per m² in every region, see our warehouse rent prices by region.
What does a warehouse cost per month?
The table adds indicative rents to a service charge of €10/m²/year, the middle of the €5–15 range we use for budgeting. All amounts are per month and exclude VAT.
| Size | Cheaper regions (€65/m²) | Rotterdam (€90/m²) | Schiphol / Amsterdam (€110/m²) |
|---|---|---|---|
| 500 m² | €3,125 | €4,167 | €5,000 |
| 1,000 m² | €6,250 | €8,333 | €10,000 |
| 2,500 m² | €15,625 | €20,833 | €25,000 |
The sum: (rent per m² + service charge per m²) × m² ÷ 12. These are examples based on indicative prime rents, not quotes. Small units often cost more per m² than large ones, so treat the 500 m² row as a lower limit. Our small warehouse page explains why.
What do service charges cover?
Service charges pay for what the landlord arranges for the building and the estate, such as security, landscaping, sprinkler maintenance and shared areas. We use about €5–15/m²/year for budgeting, but there is no fixed norm: a unit on a managed logistics park with security costs more than a stand-alone hall. You pay monthly advances and receive an annual statement. Ask for the list of items and last year’s statement before you sign.
Which other monthly costs should you budget for?
- Energy and water: usually your own contract. High power use also raises a separate question: is the grid connection big enough?
- Insurance: your contents, stock and business interruption. Check what the landlord’s building policy leaves out.
- Maintenance: minor and day-to-day maintenance is normally yours. Warehouse leases often also move dock levellers or installations to the tenant, which is why we check that list in the ROZ lease.
- Local charges: municipal and water-board charges for users of business premises vary by location.
Do you pay VAT on warehouse rent?
Often, yes. Letting is exempt from VAT by default, but landlord and tenant can opt for a VAT-taxed lease if the tenant uses the space for at least 90% for activities with VAT deduction (70% in some sectors), according to the Belastingdienst. If you recover your VAT in full, the 21% on rent is mainly a cash-flow matter. If you do not, it is a real cost, so raise this before signing. A foreign company should check its Dutch VAT position early; see getting set up to lease.
How much is the bank guarantee?
Landlords usually ask for security of about three months’ rent plus service charges and VAT, as a bank guarantee or a deposit. Example: 1,000 m² at €6,250 a month × 3 months × 1.21 VAT = about €22,700. A young company or a foreign company without Dutch history may be asked for more, or for a parent guarantee.
How much does rent rise each year?
Most Dutch leases index rent every year with the CBS consumer price index. Inflation was 3.4% in September 2026, and a 3.4% rise on €65,000 of annual rent adds about €2,200 a year. Over a five-year lease that compounds, so a cap on indexation is worth negotiating. Since 2026, CBS publishes the index on a new base year (2025=100), and its rent calculator covers business premises too.
What are the one-off costs?
- Fit-out: racking, offices, IT and any security changes.
- Moving: stock, machinery and any overlap with your old lease.
- Reinstatement at the end: what you must remove or repair when you leave. A clear inspection report at the start limits this bill. Read more in our relocation guide.
What can you negotiate?
The asking rent is only one lever. Rent-free months, a contribution to fit-out, an indexation cap, a break option, a lower guarantee and a clear service-charge list can all change what you really pay over the term. That is why we compare offers on total cost over the full lease, not on the headline rent.
