Two short steps, under a minute. I’ll come back to you personally, usually within a few hours.

Step 1 of 2 · What you need

How much space do you need? *

When do you need it?

For a production company the building is rarely the hard part. Whether your activity is allowed on the plot, whether the power is there and whether the floor carries your machines decide the deal. We check those first, then negotiate the lease or the purchase on your side.

Production halls
A hall with office and staff facilities, power and a floor that suit your machines
Assembly and workshops
Light assembly, repair, maintenance and installation companies that need a workshop with storage
Make, store and ship
A mixed unit where you produce, store and dispatch from one building
Build-to-suit
For larger needs, a new building to your specification in exchange for a long lease

Light industry, not heavy industry. We work on assembly, workshops, small-scale production and production with storage, from 500 m². For heavy, high-risk industry with large environmental permits, a specialist industrial adviser is better placed, and we’ll tell you so.

An industrial building can look perfect and still be unusable for you, because of a zoning line, a connection that is too small or a floor that can’t take the load. Before you sign or bid, these are the points I check:

  • Zoning. Since 1 January 2024 the zoning rules sit in the municipality’s omgevingsplan. It sets which activities are allowed on the plot and how much nuisance they may cause, often through an environmental category. Storage use does not cover production, so I check your activity before you commit.
  • Power. Machines, compressors and electric vans need capacity. At the end of 2025 more than 15,000 requests were waiting for a large-consumer connection at the regional grid operators, so I check the existing connection against your peak load and treat a promised upgrade as unknown.
  • Floor load. Modern logistics floors carry a lot; older halls often much less. Heavy machines, pits or foundations need checking against the building’s specifications before you sign.
  • Height and cranes. If you need an overhead crane: the crane track, the height under the hook and whether the structure can carry it.
  • Permits and fire safety. Some activities need an environmental permit or a notification, and production can change the fire safety requirements. I check what your activity needs, and that your insurer accepts it.
  • Staff facilities. Production needs more people than storage: canteen, changing rooms, toilets and parking.
  • Reinstatement. Foundations, extraction and heavy installations are expensive to remove. Agree before you sign what may stay at the end of the lease.
01Lease or buy

Production lines and heavy installations pay back over many years, so owning is more common in light industry than in storage. Leasing keeps capital in the business and leaves room to move when you grow. We model both on total cost before you search; see lease or buy and how we help you buy a warehouse.

02Where

Light-industrial space is spread across the country, on local business parks as much as in the logistics regions. Smaller units of 500 to 1,500 m² are often the scarcest; see small warehouses and business units.

Frequently asked

Industrial space in the Netherlands

Can I lease a small factory or production unit in the Netherlands?

Yes. We search for light-industrial units, production halls and workshops from 500 m², to lease or to buy. Most combine a hall with an office and staff facilities, and the question that decides the deal is usually not the building but whether your activity is allowed and the power is there.

What is the difference between a warehouse and an industrial unit?

Often the building is similar; the use and the specification differ. Production needs the right zoning, more power, a floor and height that suit your machines, and more staff facilities. A unit zoned for storage does not automatically allow production.

Does every business park allow production?

No. Since 1 January 2024 the zoning rules sit in each municipality’s omgevingsplan, which sets which activities are allowed on a plot and how much nuisance they may cause, often through an environmental category (milieucategorie). We check your activity against the plan before you sign or bid.

How do I know if a building has enough power?

Ask for the size of the existing grid connection and compare it with your peak load, including machines, compressors and charging. With grid congestion across much of the country, more than 15,000 requests were waiting for a large-consumer connection at the regional grid operators at the end of 2025, so the capacity already in the building is worth far more than the promise of an upgrade.

Can you help me buy an industrial building?

Yes. We search on and off the market, test zoning, power and condition before you make an offer, and negotiate the price and the conditions. On an existing commercial building the buyer pays 10.4% transfer tax in 2026. See how we help you buy a warehouse.

Do you handle heavy industry?

No. We work on light industry: assembly, workshops, small-scale production and production with storage, from 500 m². For heavy, high-risk industry with large environmental permits, a specialist industrial adviser is better placed, and we will tell you so.

What does your service cost?

For a lease: no lease, no fee. You only pay if you sign for a space we found or negotiated for you, and part of the fee depends on what we negotiate off the landlord’s first offer. For a purchase we agree the fee with you in writing before we start.
