Warehouse Space in Amsterdam

City logistics, the port and last-mile delivery, from an advisor based in Amsterdam.

Amsterdam is a city logistics market: space to serve the capital, the port and the Randstad from inside or just outside the ring. It is also where Staal Real Estate is based. Units are small, scarce and expensive, and parts of the older business parks are being turned into housing, so how long a building’s use is secure matters as much as the building itself.

01Where the warehouse space is

Amsterdam’s warehouse space sits in five areas, each with its own character:

  • Westpoort and the port. The largest concentration of warehouse space in the city, along the A5 and A10, on land issued by Port of Amsterdam.
  • Sloterdijk. Business parks next to the A10 and Sloterdijk station; the parts inside the ring fall within Haven-Stad.
  • Amsterdam-Noord. Older business parks with smaller units, close to the centre through the IJ tunnels; the Cornelis Douwesterrein is part of Haven-Stad.
  • Zaandam and Zaanstad. Just across the North Sea Canal from Westpoort, an alternative when the port area is full.
  • The south-east. Duivendrecht, Diemen and the business parks along the A2, A9 and A10, for delivery into the south and east of the city.
02Who it suits

We map your operation to the area before we shortlist a single building:

  • Last-mile and same-day delivery into Amsterdam and the Randstad
  • Wholesalers, installers and service companies that need a hall with an office in the city
  • Port-related storage and distribution in Westpoort
  • International companies opening a first Dutch base close to Schiphol and the capital
03What I check in Amsterdam
Tex Staal, founder of Staal Real Estate
Tex StaalFounder & Advisor. Years in Dutch warehouse real estate, specialising in acquiring and leasing small hubs around the Netherlands.

Amsterdam is my home market. These are the points I check before you lease or buy here:

  • How long the use is secure. Haven-Stad will gradually turn the business parks between Sloterdijk and Westerpark, and the Cornelis Douwesterrein in Noord, into mixed neighbourhoods. Before a long lease or a purchase there, I check the omgevingsplan and what the municipality plans for the plot.
  • Zero-emission access. Delivering into the centre means zero-emission vans and trucks inside the S100 ring, and the city intends to widen the zone to the A10 in 2028. So I check the grid connection and whether you can charge your fleet on site.
  • Leasehold (erfpacht). Most land in Amsterdam is issued in leasehold, by the municipality or, in the port, by Port of Amsterdam. When you buy, the ground rent, its term and whether it has been bought off change what the building is worth.
  • Access and parking. Turning space for a trailer, loading at ground level and parking for staff and vans matter more in the city than the last euro of rent.
  • Space that is never advertised. Small Amsterdam units are often let before they reach the portals, so I approach owners and local contacts directly.
Frequently asked

Warehousing in Amsterdam

How much does warehouse space cost to rent in Amsterdam?

Indicative prime rents for the Schiphol / Amsterdam region run at about €95 to €125 per m² per year in 2026, the highest in the Netherlands. Small city units sit above that per m², and access, parking and the age of the building move the price a lot. See rents by region.

Where can I rent a small warehouse in Amsterdam?

Mostly in Westpoort and the port area, around Sloterdijk, on the older business parks in Noord, in Zaandam, and in the south-east around Duivendrecht and Diemen. We search from 500 m²; see small warehouses for rent.

Does the zero-emission zone affect where my warehouse should be?

If you deliver into the city centre, yes. Since 1 January 2025 vans and trucks inside the S100 ring must be zero-emission, apart from transition periods for existing diesel vehicles, and the city intends to widen the zone to the A10 in 2028. A warehouse with enough grid capacity to charge your fleet is then worth more than a slightly cheaper one without it.

Can I buy a warehouse or business unit in Amsterdam?

Yes. Check the land first: most land in Amsterdam is issued by the municipality in leasehold (erfpacht), and in the port area by Port of Amsterdam. The ground rent, its term and whether it has been bought off all change what the building is worth. See how we help you buy a warehouse.

Is Haven-Stad a risk for a lease in Amsterdam?

It can be. Haven-Stad will turn the business parks inside the A10 between Sloterdijk and Westerpark, and the Cornelis Douwesterrein in Noord, into mixed neighbourhoods with up to 70,000 homes by 2050. Before a long lease or a purchase there, check the omgevingsplan and the municipality’s plans for the plot.

Amsterdam or Schiphol: which suits my operation?

Schiphol and the Haarlemmermeer suit air cargo, pharma and time-critical goods. The city suits companies that serve Amsterdam itself, the port, or customers across the Randstad. If you need both, the A5, A9 and A10 connect them. See Schiphol / Amsterdam.
